Our focus on Texas Property Code compliance means your home is far more safe and secure for your tenants, but also keeps you in the clear legally if a dispute should occur. Being in code compliance can mostly by summarized by this- Every door that leads to the outside of the home must have at least one locking knob or deadbolt, one indoor privacy lock, a door viewer on the door unless it already has glass on the door, pin locks and working latches on sliding glass doors, one working smoke alarm less than ten years old in every bedroom and hallway, and at least one on every floor, and all windows must have working latches.

​We test all smoke alarms with smoke spray to ensure it is actually still detecting, as simply pressing the test button will not actually tell you if the unit is still doing its job. We pull the units down and check for date to make sure it has not exceeded the manufacturers recommended use time which is ten years. We replace batteries in chirping detectors, and replace the unit when they stop functioning or are out of date.

Garage door motors are one area that tends to just slip people's minds when they are thinking about security and tenant turnover. Sometimes garage door remotes get turned in, many times they get lost. Most modern vehicles now have an option to program a garage motor to the vehicle itself. Between tenants, we totally wipe the garage door motor memory and re-pair any current remotes to prevent the possibility of unauthorized access by misplaced remotes or vehicles still paired with the motor. In addition to this, we also provide new garage door remotes when needed, and install garage door keypads for added convenience for your tenants.

All of these services performed separately by different vendors could add up to several hundred dollars by the time you start adding up trip fees and material costs. But with us, we package all of those services up into one low price to take care of it all.

-While it is not a requirement for Texas Property Code, we provide and install fire extinguishers to keep your tenants safe in the event of a small fire.
-For a minimal charge, we do Rent-Checks, where we will go drive by a house to check and see if a tenant has moved out when they said they were going to, and in the event that they have vacated the property, the fee is waived and the house will be rekeyed instead. This service has been very helpful to people who just do not have the time to drive all over town checking every last house that is set to be vacated.
